Can you buy a property with other people, or just a share of one?

The short answer

Yes to both. When several people buy together they become co-owners, holding the property in equal shares or in different shares between them, as recorded on the deed. You can also buy an undivided share on its own — though Dr. Laferla notes that is not a common way to buy in Malta.

Buying together: you become co-owners

Where a purchase has more than one buyer, Dr. Laferla describes the result plainly: "if multiple people buy a property together, they will be co-owners, meaning they would own the property in equal shares, or in different shares between them." The shares do not have to be equal — the split is whatever the buyers agree, and it is recorded on the deed.

Buying a share on its own

A share can also be bought by itself. Asked whether that is possible, Dr. Laferla is direct: "yes, you can buy an undivided share of a property." He adds the practical caveat immediately — "having said that, it is not that common that one would buy an undivided share." It is available, but it is not the ordinary way property changes hands in Malta.

Why the split matters

How ownership is divided is part of the title, so it is established through the notary's searches like any other element of good title. It sits alongside the other question every buyer should ask about what they are actually acquiring — whether the property is freehold or subject to ground rent. Both are answered from the deed, not from the listing.
