Does a property in a UCA automatically qualify for a grant?

An architect can assess the property and help you work out whether you're likely to be eligible.
It depends on the grant
"When it comes to UCA properties," Andrew Cachia of grants.mt explains, "it depends on the particular guidelines of the particular grants." There is no single UCA rule to learn — each scheme sets its own.
What can still catch you out
Location alone may not carry you over the line. "Just being in a UCA may not always be enough. Sometimes there could be further conditions, for example, certain evidence of historic detail, or other factors that might be required to render your property eligible for that particular grant."
Who can tell you
Andrew's advice is to have the property looked at: "check with professionals, such as architects, who would be able to assess the property and help guide you better as to whether you will be eligible or not." In Malta that professional is a perit — see what an architect does when you buy.
Heritage cuts both ways
The historic character that a grant may ask you to evidence can also limit what you're allowed to do. Perit Matthew James Mercieca from MJM|DA explains that demolishing can make financial sense and still not be possible from a heritage point of view.
